A lot of commercial properties such as office and retail spaces are still relying on old lighting systems such as 70W and 150W metal halide shop lights or 36W fluorescent lights. In terms of maintenance and running cost, they cost you a small fortune. SmartCom Electrical can help you to save your money long term. How? Switch to LED’s. Contact us to work out calculations for you, it comes down to simple mathematics. You will never look back.
Advantages of having LED lights:
Efficiency – saving on your power bill. How much? Depending on the type of fitting you are replacing. LED shop lights use approximately 4 times less power than metal halide or mercury vapour shop lights. Same applies to fluorescent lights – LED tubes or panels will be up to 4 times more efficient than the old fluorescent’s.
Heat emission – unlike old metal halide or mercury vapour lights which get really hot, LEDs emit very little heat, which also means your room temperature will be kept under control and your air conditioner will work more efficiently and this will also reflect on your power bill.
ON / OFF cycle – LED lights respond instantaneously when you flick the switch to ON or OFF position. Unlike your old lights, there is no warm up or cool down period, and no flickering.
Lifespan – approximately 20,000 to 50,000 hours, depending on the type of light fitting. If your lights are on 8 hours a day, 5 days a week, that means they will last you well over 10 years.
Maintenance – as a result of the operational lifetimes of LED technology and the frequency with which globes in old light fittings would have to be changed, LEDs are by far the best on the market in regards to lifetime costs.
FAULT FINDING AND REPAIRS
Some of the most common types of electrical faults in commercial properties we find are:
Partial or complete loss of power
Faulty equipment or appliances
Overloading of electrical circuits
RCD or Circuit breaker cannot be reset
Locating faults within an electrical system requires professional expertise and systematic approach while using modern testing equipment. Electrical faults can make significant disruptions to your business, therefore they need to be attended to and resolved as quickly as possible. It can also have an impact on your OH&S policy as electrical faults can create a hazard in your work place.
SmartCom Electrical has the ability to diagnose and solve any type of electrical fault, while ensuring your business experiences minimum or no loss of production. It is important for every business to know an emergency electrician like us, who can come to the rescue when problems arise.
We also make sure we understand reasons behind why fault developed to ensure it does not interrupt your business again.
TESTING AND TAGGING
Testing and tagging comes in a few different forms:
Testing and tagging of electrical equipment, appliances and leads
SmartCom Electrical Contractors have the equipment and knowledge to ensure your employees, clients, visitors and you are safe at work. We carry out all types of tests and we keep all records for you as required by law.
Australian Standards AS/NZS 3760 requires all employers to ensure that all employees and visitors to the workplace are safe from injury and risks to health.
If you are an employer, your obligation is to manage any safety risks surrounding electrical hazards, in accordance with the requirements of the AS/NZS 3760:2010.
One of the ways to ensure all your electrical equipment is safe is to engage an electrical contractor to test your portable electrical equipment, appliances and RCD’s.
Testing and tagging of electrical equipment and appliances.
RCD’s are safety switches which prevent electrocution by cutting the power to a circuit in the event of an earth leakage or fault. In simple words, they trip in milliseconds before any current gets to your heart.
RCD test measures how long the RCD takes to trip, indicating whether it is fast enough be effective.
Testing and tagging recommendation can be found in the following table:
EXIT AND EMERGENCY LIGHTING
SmartCom can assist you in different ways when it comes to your Exit and Emergency lighting systems. We can help with:
Maintenance and repairs
6 monthly testing
Exit and Emergency lighting test must be carried out every 6 months under the Australian Standards AS/NZS 2293.2. Tests ensure all your battery backed Exit and Emergency lights are fully operational in case there is a power failure in your building. These lights must remain lit for at least 90 minutes to allow people safe passage or evacuation out of the building.
Test is performed by discharging batteries and switching off power supply to all emergency and exit lighting circuits and monitor every light for 90 minutes. Essentially, we simulate a power failure and we test all batteries to ensure they are fully functional. We also carry out visual checks to see if any of the fittings are faulty or damaged.
Lights that fail the test or are damaged are repaired or replaced on the spot. We can also clean all dirty diffusers and reflective surfaces if necessary. All records are kept in the log book which must be kept in your building at all times.
SmartCom offers a range of commercial maintenance services specific to your requirements. We maintain:
Parts and equipment
Early detection of faults in your electrical system and equipment can save your business a lot of money since the fault can be rectified without disrupting the business.
